With property widely available in more remote rural areas for as little as £6,000 it is no surprise that Bulgaria is so frequently featured in the British media as one of Europe's 'hot spots'.

Obviously such properties are in need of major modernisation (but labour costs are cheap - see below) and they are indeed normally very remote. Last year we visited a basic, traditional property in need of upgrade but with a reasonable garden, on the edge of a charming village, and with stunning mountain views from its front. It was, however, only about a twenty minute drive from Sunny Beach with its many family-oriented leisure facilities - and was on the market for £10,000 (and I guess it only had an outside toilet - Ed).

We met many people who had bought such tranquil and remote properties and were totally delighted with their investments, by the low cost of good quality artisans and - by British standards - a ridiculously low cost of living.

We quickly decided, however, that this was not for us.We didn't want the hassle of maintaining a car - nor, indeed, have any wish to drive on Bulgaria's minor roads. And with just two buses per day knew that we would quickly feel somewhat isolated in such a situation.

We wanted sea views, unspoilt beaches, close proximity to good value for money restaurants, easy access to a vibrant city with a comprehensive transport hub that allowed exploration of the remainder of Bulgaria's many other delights and also, ultimately, neighbouring Turkey, Greece and Romania. And all for a rock bottom price!

A pretty tall order in the rest of Europe - but with a little research and some serious leg work, soluble in Bulgaria.

Average monthly income in the first quarter of 2007 rose to 384 leva (approx £128) compared to 329 leva (approx £110) in the first quarter of 2006. These figures are however significantly skewed by the high Sofia average of 502 leva (approx £168) with its relatively high earning financial services sector. The average hospital worker earns just 259 leva a month (approx £87).

Bear these figures in mind when negotiating any form of contract.
